Terms & Conditions

1.Client: Name & Address

I/We (thereinafter referred to as the Client) confirm that the details stated above are true and verifiable. In case any details and facts are found to be not true, creindia.com has the right to refuse the assignment and I/We forego the right to refund of the fee amount paid to creindia along with any legal proceedings associated with the subject property mentioned above.

For us (creindia.com ? thereinafter referred to as the Consultant), the Client is the owner of the property or the person who has the share in the subjected property partial or full or the person who has the authorization from the property owner to valuate the subjected property and the address is which on the property is situated.

2.Instructions and Purpose of Valuation

I/We also confirm that the report shall be used only and only for the purpose stated in the form and for no other purpose without the written consent of creindia.com

creindia.com are instructed to provide our opinion of the Market Value of the freehold/Leasehold interests in the various Properties for selected Purpose/s by the Company and the same should be read in conjunction with our Scope of Work.

3.Valuation Standards

The valuation has been carried out in accordance with the RICS Valuation - Professional Standards (Global Edition 2014) published by the Royal Institution of Chartered Surveyors, UK ( As applicable for Pvt. Valuer).

4.Previous Involvement

creindia.com have had no previous material involvement with the Properties.

5.Conflict of Interest

creindia.com is not aware of any existing conflicts or potential conflicts of interest, either on the part of creindia.com or the individual members of the valuation team assigned to this project, which prevent us from providing an independent and objective opinion of the value of the Properties.

6.Status of Valuer

Our Valuation Advisory Team both internal and external has supervised and is the ?Responsible Valuer? for the Project. He has been assisted by other Surveyors at creindia.com as detailed in the following schedules, and the term ?we? refers to this team collectively. We have sufficient current local knowledge of the market for the Properties and the skills and understanding to undertake the valuations competently. We are acting as an External Valuer, defined in the Standards as:

?A valuer who, together with any associates, has no material links with the client, an agent acting on behalf of the client or the subject of the assignment?.

7.Interest Valued

creindia.com has valued the freehold/leasehold interest in the Properties. (Depending upon the requirement of Client)

8.Basis of Valuation

creindia.com has provided their opinion of the Market Value of the Properties, defined in the Standards as:

?the estimated amount for which an asset or liability should exchange on the valuation date between a willing buyer and a willing seller in an arm?s length transaction, after proper marketing and where the parties had each acted knowledgeably, prudently and without compulsion.??

In line with local market practice, no allowance has been made in our valuations for a seller?s costs of realization, a purchaser?s costs of acquisition, stamp duty and registration or for any tax liability.

9.Valuation Date

The date of site visit has been taken as the date of valuation.

10.Currency to be adopted

The currency adopted is INR.

11.Publication

This Valuation Report (or part thereof) or reference thereto may only be included or quoted in any offering announcement, road show materials, admission document, offering circular prepared in connection with the IPO, with our prior written consent (such consent not to be unreasonably withheld or delayed) and the detailed wording to be included must first be reviewed by us and we must be given the opportunity to update or amend this Valuation Report (or part thereof) (as the case may be) if necessary. We will only allow limited use of this Valuation Report in promotional material.

Neither the whole of the Valuation Report, nor any part, nor reference thereto, may be published or reproduced in any other document, statement or circular, nor in any communication with third parties, without our prior written approval of the form and context which it will appear. Our approval is not required if disclosure is required by law.

12.Liability

This Valuation Report may only be relied upon for the Purpose. No reliance may be placed on draft versions of this Valuation Report.

You undertake to ensure that third parties save those buying pursuant to whom this Valuation Report is disclosed are made aware that this is on a non-reliance basis and creindia.com disclaims any responsibility or liability whatsoever to such a party in relation to this Valuation Report advice where necessary.

I/We understand that the report shall not be used for any ongoing legal conflict or arbitration or any other legal recourse without the consent of creindia.com

I/We understand that the report shall be valid for a period of 6 months from the date mentioned in the report

I/We understand that in case of any liability arising out of the assignment , creindia.com liability shall be limited to three times the fee of the valuation assignment and no more.

The valuation report shall state

  • Certifying documentary and physical existence of the subject property
  • Brief site analysis
  • Methodology used to arrive at the valuation
  • Brief details of the comparable transactions / quotes used to arrive at the market value
  • Current market value of the property as on the date of inspection

The agreement shall be governed by and construed in accordance with laws of India and both parties hereby unconditionally submit to the exclusive jurisdiction of the courts of Delhi.

13.Cancellation & Refund

In case any details and facts are found to be not true, creindia.com has the right to refuse the assignment and I/We forego the right to refund of the fee amount paid to creindia along with any legal proceedings associated with the subject property mentioned above.

Client has to pay 50% of the payment while sending a request for valuation and the rest 50% amount needs to be pay once the report is generated.

Client can cancel his/her request for valuation by contacting creindia.com through call or email before the site visit of the subjected property.

A request for valuation cannot be cancelled once the valuer's team will be done with the site visit or after the report has been generated by creindia.com.

The amount that was charged at the time of Valuation, is refunded to client through the mode he/she selected at the time of cancellation i.e. creindia wallet or online transfer.

In case the client cancels the request for valuation once the site visit of the subjected property is done, creindia.com has the right to not refund the fee amount paid by the client during valuation request submission.

In case the client cancels the request for valuation once the valuation report is generated, creindia.com has the right to not refund the fee amount paid by the client during valuation request submission.
